Where Should I Be Investing?

One of the most important decisions when investing in real estate, whether you're doing that actively or passively, is where to invest.

For me, personally, I like to look for areas of high population growth.

So right now, we're seeing a lot of people exit expensive areas like California and New York, and they're moving to the southeast.

So we're seeing a lot of population growth in areas like Florida and the Carolinas, Tennessee, Texas is also seeing a lot of that.

So I like those areas.

Then within those areas I look for places with high job growth and also high household income growth.

Those areas are going to be able to continue to support the rents that you need.

I also look for low crime areas, so this is my buying criteria.
